In brief

Choose accommodation by the actual teaching location and the complete contract. Compare total rent, bills, dates, advance payments and cancellation terms; a weekly headline price does not establish the cost of your stay.

Identify the provider and the actual location

Compare university-managed halls, private student buildings and shared rented homes as different arrangements. Check who signs the contract, who receives payment and who handles repairs. A listing on social media or a photograph of a campus does not prove a room is available or controlled by the university.

Use the university’s accommodation office as a starting point. Manchester, for example, directs international students to its own accommodation information and Manchester Student Homes for private-sector advice. Check your course postcode, journey options and evening travel before deciding that a room is conveniently located.

Compare the whole contract cost

Record the weekly or monthly rent, the number of weeks or months and the exact start and end dates. Check whether utilities, internet or meals are included and whether any fair-use limit applies. Reading publishes different contract options; a shorter headline contract does not cover a longer academic stay automatically.

Add any gap between the accommodation dates and your required arrival or course finish. Keep a refundable deposit separate from rent expenses in your budget. Ask how advance rent is allocated, when each instalment falls due and what happens if your accommodation payment is late.

Resolve payment and guarantor terms before accepting

Some providers ask for a UK-based guarantor or offer alternative payment arrangements. Check their actual written requirements instead of assuming an overseas family member will qualify. If using a paid guarantor service, understand its charges, obligations and whether the accommodation provider accepts it.

Compare the cash needed before travel with the complete cost. A larger advance payment changes timing even when the rent total is unchanged. Never send money to an account supplied only through an unverified message. Open the provider’s official website independently and confirm payment instructions through its established channel.

Read cancellation and replacement rules

A delayed visa, changed course or withdrawal does not automatically cancel a housing agreement. Find the provider’s rules for cancellation, evidence deadlines, replacement tenants and administrative charges before you commit. Reading’s guidance specifically directs residents to the termination terms of their residence agreement.

Keep a copy of the version you accepted, payment receipts and written responses to important questions. Ask what happens if the course moves campus, your visa is refused or you cannot arrive on the planned date. A university tuition refund and a housing cancellation are separate decisions under separate terms.

Confirm the practical arrival details

Obtain the full address, room type, booking confirmation and key-collection process. Ask about late arrival, temporary access, bedding and kitchen equipment. Tell the provider about accessibility needs early, using its formal process, and confirm what has actually been arranged.

Use a comparison sheet with one row per property: provider, postcode, journey, full rent, bills, payment dates, deposit and cancellation link. Your next action should be to resolve the biggest unknown with the accommodation office or an appropriate housing adviser before signing or paying.

Common questions

Is the cheapest weekly rent always the lowest total cost?

No. Contract length, bills, travel and gaps between housing dates and study dates can change the full cost.

Does a visa refusal automatically refund my room payment?

No universal rule applies. Read the accommodation contract and any specific visa-refusal cancellation terms, including evidence and notification deadlines.

Can I assume that a parent in Nepal is an acceptable guarantor?

No. Ask the provider which guarantors or payment alternatives it accepts before entering the agreement.
